Zoning challenges and dealing with municipal authorities is a common issue for businesses but one that remains underserved by those in the business community. A lot of companies still deal in the real world and they need support when managing authorities and where they can establish their operations.

This issue is greatest for retail brands that need to be where footfall is highest. These companies often can’t get closer to their customers, leading to failure. 

 

The solution here is to research zoning ahead of time and to see whether it is profitable to set up a retail store in specific areas. It’s critical to work out whether the location will generate sufficient traffic to keep the brand afloat.

Another issue you might encounter with zoning are environmental preservation rules. These put restrictions on what you can do if there is a risk that commercial operations could harm the environment or change the character of the local area. 

 

The trick here is to get an environmental impact assessment and use that as leverage when targeting an area. If you can show that your business won’t have an effect or that you’re willing to put in mitigation measures, that can sometimes be enough to sway the authorities in your favor. You might also face lengthy approval challenges when trying to set up your business. These can take a long time. 

 

The trick to solving this problem is usually just to work with people who know what they’re doing. Working with zoning consultants and other professionals or attorneys is often enough to streamline the process. 

 

Signage Issues

 

Zoning restrictions can also determine whether you face signage issues. You might be able to set up your business, but forbidden from advertising it in the way you’d like. 

 

For example, if you operate a retail-based business, you might want to put a sign outside to attract customers. However, local rules may prevent that, making you less visible from the street level. 

 

This problem can be quite significant for a lot of companies that rely on signage. However, there are creative alternatives to the conventional approach. 

 

For example, you could use window decals or displays to attract customers and these don’t usually fall foul of regulations. You can also look into signage variance rules to see what’s permissible under local ordinances. Often, you can still grab attention without breaking the rules if you know what to do. 

 

Residential Business Restrictions

 

Of course, a lot of people run their businesses from home. Many set up in home offices or even their bedrooms. 

 

If that’s you, you could face restrictions. Authorities may prevent you from setting up any form of business or commercial activity in residential zones, especially those that involve people coming to your property for trade-related reasons. 

 

Dealing with this issue is often more challenging. The best way to resolve this problem is to put limits on client visits and ensure that no more than one or two people turn up at a time. They should immediately enter your home and your business affairs should be hidden from public view. 

 

Another approach is to simply rent offices in permitted areas when you need them. Coworking spaces offer these paid by the hour, so you can bring the cost down significantly. 

 

If you want to apply for a home occupation permit, that’s also possible. These leave you less liable to action if you use your home for work. 

 

Parking Requirements

 

Finally, you may face issues relating to minimum parking space provision if you set up a commercial premises. These are annoying and can be costly to implement.
